general terms and conditions.
This is a courtesy translation. The Czech version of these terms and conditions is legally binding; in case of any discrepancy, the Czech text prevails.
These general terms and conditions govern the booking and provision of short-term accommodation in the Bobří řeka properties, the purchase and redemption of gift vouchers, and the related rights and obligations between the operator and the customer.
1. operator.

The operator provides short-term accommodation in glamping and recreational properties presented under the Bobří řeka brand, and may also offer gift vouchers for stays.
2. basic provisions.
These terms and conditions apply to bookings made through the website www.bobrireka.cz, the operator's booking system, or other booking platforms such as Airbnb, Booking.com or similar platforms.
If the customer makes a booking through an external platform, the business, payment and cancellation terms of that platform may apply alongside these terms. In the event of a conflict, for bookings made through an external platform the rules of that platform take precedence to the extent they govern the booking, payment, change or cancellation.
By submitting a booking, paying for a stay or purchasing a gift voucher, the customer confirms that they have become familiar with these terms and conditions and agree to them.
3. booking a stay.
A stay is booked online, in particular through the operator's website, the booking system, or through one of the external booking platforms.
When booking, the customer selects the specific property, the dates of the stay, the number of guests and any additional services. The customer is obliged to provide true and complete information.
A booking is binding at the moment the full price of the stay is paid, unless stated otherwise for the specific booking or platform. After payment, the customer receives a booking confirmation by email.
Arrival information, property instructions and other guidance for the stay are sent to the customer by email before the start of the stay.
4. price and payment terms.
The prices of stays are stated on the operator's website, in the booking system or on the relevant external booking platform.
Prices include the applicable taxes and fees, unless expressly stated otherwise.
The local accommodation fee may be included in the price of the stay, or it may be charged separately according to the rules of the specific municipality and the specific booking. If the fee is charged separately, the customer is informed of this before confirming the booking or as part of the arrival instructions.
The stay is paid in full in advance, unless stated otherwise for the specific booking. Payment is made online by card, by bank transfer, through a payment gateway, or through an external booking platform if the booking is made through that platform.
A booking is confirmed only after the full price of the stay has been paid, unless agreed otherwise. If payment is not made properly and on time, the operator is not obliged to hold the dates for the customer.
5. delivery and payment.
Accommodation is a service, so nothing is shipped. Booking confirmations, payment instructions, invoices and arrival information are sent electronically to the email address given in the booking.
Card payments and bank payment buttons are processed for us by the payment gateway operated by Comgate, a.s. You enter your card number and internet banking credentials directly in Comgate's secure interface — we never see them.
Paying by card is the fastest way to pay online. In the payment gateway you enter your card number, expiry date and CVC code — the three digits on the signature strip on the back of the card. Everything is secured by the 3D Secure standard, so you will most likely be asked for a numeric code sent to you by SMS from your bank.
A bank payment button is an instant payment through your internet banking. The payment gateway redirects you to your internet banking, where you log in as usual and confirm a payment order that is already prepared for you. Once the payment is complete you are redirected back to our site. The payment is confirmed immediately and we finalise the booking without delay.

6. changing a booking.
The customer may request a one-off change to the dates of the stay if they request the change more than 7 days before the planned arrival.
A change of dates is possible only subject to the current availability of the specific property and after confirmation by the operator. If the new dates are more expensive than the original booking, the customer pays the difference in price.
There is no automatic entitlement to a change of dates. The operator will, however, try to accommodate the customer if operational circumstances allow.
If the booking was made through an external platform, a change of the booking may be possible only through that platform and according to its rules.
7. cancellation terms.
The customer may cancel a booking by email at info@bobrireka.cz, or through the external platform if the booking was made through it.
The cancellation terms are as follows:
- for cancellation more than 30 days before the planned arrival, cancellation is free of charge,
- for cancellation 30–15 days before the planned arrival, the cancellation fee is 50 % of the price of the stay,
- for cancellation less than 15 days before the planned arrival, the cancellation fee is 100 % of the price of the stay,
- for a no-show without prior notice, the cancellation fee is 100 % of the price of the stay.
The decisive moment is when the request to cancel the booking is delivered to the operator.
If the booking was made through an external platform, for example Airbnb or Booking.com, the cancellation rules of that platform may apply. In such a case, cancellation is handled primarily through that platform.
8. check-in and check-out.
Check-in is possible from 2:00 p.m. on the day of arrival.
Check-out must be completed no later than 10:00 a.m. on the day of departure.
An earlier arrival or later departure is possible only by prior arrangement and confirmation by the operator.
The customer is obliged to observe the departure time so that the property can be prepared for the next guests.
9. capacity of the stay.
The maximum capacity differs by specific property. The customer is obliged to observe the capacity stated for the given property, in the booking or in the arrival information.
Without the operator's prior consent, the customer may not exceed the maximum capacity of the property or allow persons not listed in the booking to stay overnight.
Children and infants are permitted only where the specific property and its capacity allow. The operator does not provide an extra bed, cot or other special equipment for children unless expressly stated otherwise.
10. pets.
A stay with a pet is possible only in properties where the operator expressly allows it, and always after prior notice and confirmation by the operator.
If a fee is charged for a stay with a pet, its amount is stated in the booking, price list or individual communication with the customer.
The customer is liable for any damage caused by the pet to the property, equipment, textiles, garden, land or other property of the operator or of third parties.
The pet may not sleep in the bed or on the bed linens intended for guests. If the operator finds that a pet slept in the bed or that the bed linens, mattress, duvets, pillows or other textiles have been soiled, the operator is entitled to claim reimbursement of the increased cleaning and maintenance costs. This does not affect the operator's right to claim compensation for higher actual damage.
The customer is obliged to clean up after the pet and to ensure that the pet does not disturb the surroundings, damage the equipment or move around unsupervised in a way that could cause damage.
11. deposit and liability for damage.
The operator does not normally collect a deposit, unless stated otherwise for the specific booking.
The customer is liable for damage caused to the property, equipment, appliances, textiles, stove, grill, sauna, hot tub, bathing barrel, land or other property of the operator.
The customer is obliged to notify the operator without undue delay of any damage, fault or extraordinary event that occurs during the stay.
The operator is entitled to claim from the customer full compensation for the actual damage incurred.
12. operating rules of the stay.
The customer is obliged to use the property, equipment and land carefully, safely and in accordance with the operator's instructions.
The customer undertakes in particular to:
- not smoke inside the property,
- not hold parties, celebrations or noisy events without the operator's prior consent,
- observe quiet hours and respect the surroundings,
- not admit further unregistered persons into the property for overnight stays,
- handle fire, grill, stove, sauna, bathing barrel or other equipment with care,
- not light fires outside the places designated for that purpose,
- not leave an open fire, grill, stove, sauna or other heating device unattended,
- before departure, switch off the lights, close the windows and doors, and leave the property in a reasonable state,
- follow the arrival instructions and the guidance provided at the property.
The customer acknowledges that the Bobří řeka properties are located in a natural environment. The surroundings may feature common natural phenomena, insects, animals, uneven terrain, mud, snow, ice or other conditions corresponding to a stay in nature. The customer is obliged to adapt their behaviour and movement around the land accordingly.
13. sauna, hot tub, bathing barrel, fire, grill and stove.
If the specific property includes a sauna, hot tub, bathing barrel, stove, grill, fire pit or other similar equipment, the customer uses it at their own risk and is obliged to observe the operator's instructions, the safety guidance and the rules stated at the property or sent before the stay.
The customer is obliged to use the equipment safely and considerately. In particular, they may not overload the device, overheat it, leave it running unattended, use it under an excessive influence of alcohol or other addictive substances, interfere with its construction, or use it for anything other than its intended purpose.
Use of the sauna, hot tub or bathing barrel may not be suitable for persons whose state of health does not allow it. The customer is obliged to consider their state of health and, in case of doubt, not to use the equipment.
Children may use the sauna, hot tub, bathing barrel, fire, grill and stove only under the constant supervision of an adult.
A fire may be lit only in the designated places and only to the extent that corresponds to the current conditions and safety instructions. In the event of drought, strong wind, a fire ban or other risk, the customer is obliged not to light a fire.
The customer is liable for damage caused by the incorrect use of the sauna, hot tub, bathing barrel, stove, grill, fire pit or open fire.
14. gift vouchers.
The operator may offer gift vouchers for stays in the Bobří řeka properties.
The voucher is electronic and the customer receives it by email after the order is paid, unless agreed otherwise.
The voucher is valid until the date stated on it. Once the voucher's validity expires, the entitlement to use it lapses.
The voucher may be used for stays in the Bobří řeka properties subject to current availability and according to the conditions stated on the voucher.
The voucher cannot be returned, exchanged for money or split across several stays, unless expressly agreed otherwise.
If the price of the selected stay is higher than the value of the voucher, the customer or the recipient pays the difference in price.
If the price of the selected stay is lower than the value of the voucher, the unused balance is forfeited and cannot be paid out, transferred or used for a further stay, unless expressly agreed otherwise.
To redeem a voucher, the operator must be contacted by email at info@bobrireka.cz, stating the voucher code or reference and the preferred property and dates of stay.
A stay booked with a voucher is subject to current availability.
15. statutory registration of accommodated persons.
The customer is obliged to provide the operator with true and complete data required for the statutory registration of accommodated persons, the local accommodation fee and, where applicable, other statutory obligations of the accommodation provider.
In the case of accommodating a foreign national, the customer is obliged to provide the data needed to fulfil the accommodation provider's obligations towards the Police of the Czech Republic.
If the customer refuses to provide data that is necessary to fulfil the accommodation provider's statutory obligations, the operator may refuse to provide the stay, without the customer being entitled to compensation.
16. complaints.
If the customer discovers any fault, problem or shortcoming during the stay, they are obliged to inform the operator without undue delay so that the situation can be resolved during the stay.
Complaints may be sent to the email info@bobrireka.cz.
A complaint must contain the customer's identification, the dates of the stay, the designation of the property, a description of the matter complained of, and, where applicable, photographs or other supporting materials.
The operator will handle the complaint without undue delay, no later than 30 days from its receipt, unless it agrees otherwise with the customer.
17. limitation of the operator's liability.
The operator is not liable for damage caused by the customer, third parties, force majeure, unsuitable use of equipment, breach of the operating rules or failure to follow the operator's instructions.
The operator is not liable for a reduction in comfort caused by common natural conditions, the weather, the presence of insects, seasonal influences, outages of third-party services or circumstances beyond its control.
If an extraordinary situation arises that makes it impossible to provide the stay, for example an accident, an event of force majeure, an outage of essential services or another serious operational obstacle, the operator will offer the customer alternative dates, another suitable solution or a refund of the corresponding part of the price according to the nature of the situation.
18. personal data protection.
The operator processes customers' personal data in accordance with applicable legal regulations.
Personal data is processed in particular for the purpose of creating and administering the booking, providing the stay, communicating with the customer, fulfilling the accounting, tax and statutory obligations of the accommodation provider, and, where applicable, resolving complaints or claims for damages.
Details of the processing of personal data are set out in the Privacy Policy document, available on the operator's website if published by the operator as a separate document.
19. out-of-court resolution of consumer disputes.
If the customer is a consumer and a dispute arises between the customer and the operator out of the contract that cannot be resolved by mutual agreement, the customer may turn to the Czech Trade Inspection Authority (Česká obchodní inspekce) as the competent body for the out-of-court resolution of consumer disputes.
20. final provisions.
These terms and conditions are governed by the law of the Czech Republic.
If any provision of these terms proves invalid or ineffective, this does not affect the validity of the other provisions.
The operator is entitled to amend these terms and conditions. For a specific booking, the version of the terms and conditions in effect at the time the booking is made applies.
These terms and conditions are published on the operator's website and are available to the customer before making a booking or purchasing a voucher.
